Closing Costs That May Be expected, But Not Limited To:
- Lender fees include charges for loan processing, underwriting, preparation and
establishing an escrow account.
- Third-party fees include charges for Homeowner’s insurance, title search, survey,
and inspections, such as termite.
- Government fees include recording fees, county transfer tax and state tax.
- Settlement fees include pro-rated loan interest, real estate taxes and where relevant
private mortgage insurance.
- Title insurance fees depend on the sales price of the home.
- Credits to the buyer and seller are adjusted for unpaid real estate taxes and the
amount of such credits are determined by the date of the settlement and when the
taxes are due.
- Home inspections fees are paid for by the buyer and may include pest, radon, lelad,
pool, well water, septic field and other items.
- Miscellaneous fees may also accrue.
